Introducing 'New Garden Square' a new Moda Living masterplan

We’re delivering a major new urban community with up to 1,600 homes and £6m of public realm at ‘New Garden Square’ in Edgbaston, Birmingham, as part of an emerging UK-wide masterplan strategy for the business.

We’re delivering a major new urban community with up to 1,600 homes and £6m of public realm at ‘New Garden Square’ in Edgbaston, Birmingham, as part of an emerging UK-wide masterplan strategy for the business.

With our masterplan strategy, which is already underway at several sites across the UK, we’ll be delivering and operating thousands of best-in-class, sustainable new homes alongside market-leading workspaces, community amenities and public realm at Moda neighbourhoods.

Regenerating unused urban sites across the UK, the masterplans will deliver thriving communities with a joined-up focus on lifestyle, health and wellbeing and tech, underpinned by social and environmental sustainability.

At ‘New Garden Square’, we’ll be building on the 400 homes already under construction with a new 11-acre neighbourhood in Edgbaston with up to 1,600 new homes along with a mixture of commercial, retail, F&B and community spaces, along with around £6m of new public realm for everyone to enjoy together.

Public spaces in the ‘New Garden Square’ neighbourhood include a new one-acre central park, along with a striking arrival pavilion building at the site’s gateway and new shops, cafes and restaurants throughout the site, blending the new neighbourhood into the area’s existing community and footprint and welcoming residents, workers and visitors from Birmingham and beyond.

With final designs to be confirmed and submitted, the masterplan’s 1,600 new homes will span a range of options and price points to attract a mix of people to the neighbourhood, building a multi-generational, diverse community in the heart of Edgbaston. This will include homes available onsite at Discounted Market Rent as part of ‘New Garden Square’’s inclusive residential offering.

We will continue our hard in social value and skills development in Birmingham at the ‘New Garden Square’ masterplan, working closely with its contractor, the West Midlands Combined Authority and other stakeholders to generate community value through construction and beyond.

Tony Brooks, Managing Director at Moda Living, said:

"At Moda, our focus has always been on delivering best-in-class places where communities can thrive and individuals can live their healthiest, happiest lives. With ‘Moda Neighbourhoods’, we can channel our expertise and strong track record for delivery into curating outstanding urban districts that boost skills, sustainability and local economies while blending with their surroundings to create seamless city experiences for residents, workers, students and visitors that meet all of their wants and needs in one neighbourhood.

“This strategy will facilitate delivery of state-of-the-art future-planned infrastructure, thousands of much-needed energy efficient homes and smart buildings targeting net zero operations, geared towards delivering meaningful social impact.

“’New Garden Square’ is an outstanding opportunity for us to launch this new strategy for the Moda business within a vibrant, exciting part of this city that we love. We look forward to working with Calthorpe Estates, the local community and our investors and stakeholders and Birmingham City Council to design and deliver something that is transformational not just for Edgbaston or Birmingham but the wider Midlands region.

”Jayne Francis, Cabinet Member for Housing and Homelessness at Birmingham City Council, said:

“As Our Future City Framework makes clear, Birmingham is a city on the up and we are keen to work with partners that have a track record for delivering meaningful community engagement and, ultimately, creating fantastic new places that benefit the city.

“The masterplan at ‘New Garden Square’ is a hugely exciting continuation of the work we have done with Moda Living to date. In particular, the work Moda Living has already done in the city around skills, training and development has set a new benchmark for development in the West Midlands, and I’m excited to see what they can do with this work on this amplified new scale.

”Haydn Cooper, Chief Executive of Calthorpe Estates said:

“Edgbaston is a vibrant and evolving city district which will be further enhanced by this mixed-use regeneration providing new future-enabled homes. We are delighted to be extending our partnership with Moda to further our objective of creating exceptional places. This site was last developed for commercial use over 50 years ago so we are looking forward to working with Moda on a masterplan which is exceptional, sustainable, connected and integrated into the wider Edgbaston community.

”The ‘New Garden Square’ masterplan also further demonstrates our long-term commitment to beautiful Birmingham. With one operational neighbourhood – the 487 home and midlands tallest tower, Moda, The Mercian – the 400 home ‘New Garden Square’ Phase I and ‘Great Charles Street’, a 722-home BTR community in the city’s Jewellery Quarter, so far we have committed more than £600m to developments in the city with a growing future pipeline, contributing significantly to Birmingham City Council’s Our Future City framework.

So what happens now?
We will work with our partners at Birmingham City Council and other stakeholders to prepare full plans for the neighbourhood, to be submitted by the end of this year.
