What is the Building Safety Act?
The Building Safety Act is a framework now used in England to ensure that buildings such as yours are operated in a safe and professional manner. Moda’s approach to this is completely aligned to the health and safety of our residents, teams and building operations.

The safety of how we operate and manage your neighbourhood/community is always utmost in our standards and processes – our positive communications are set to ensure everyone has access to the information needed to live with the knowledge of the compliance to the legal requirements set for the benefit of everyone.
Your Health & Safety awareness starts even before you choose to live in one of our neighbourhoods, we are transparent with our standards and access to data we provide, even if you chose not to live with us. (Please view our FAQ’s on our website for more information).
One of the major benefits of living in a highly professional managed development such as a Moda neighbourhood is that you have the knowledge of how we operate these critical safety communications to keep you, our teams and the building safe, what follows now are the various opportunities for you to have the knowledge we have your safety at the forefront of how we operate.
Website
Our website has easy access to the way we approach H&S, our website page clearly outlines the standards we operate under, such as the Building Safety regulations, and also any additional standards we have in place throughout our neighbourhoods, such as Sprinklers for fire protection in all apartments and amenity areas, a standard that would not be always available in other rented accommodation.
Reservations
At the time you reserve your home with us you will be asked a number of key questions about what your needs are, things such as do you need assistance in case of an emergency, or do you require any additional information on building safety measures prior to actually finally paying a reservation fee. Any confidential information is only ever used for your protection in case of any emergency, so would be shared with the emergency services, if needed.
Pre- arrival email
Prior to your actual moving-in day, you will be sent an email just to verify if there are any special assistance needs for you that we should be aware of, as your situation could have changed since reserving your home. Welcome Information
On your move-in day you will receive a welcome card from the team which directs you to your MyModa app. Your MyModa app is regularly maintained and monitored, and provides an insight to what is going on in your neighbourhood/community such as the latest events, promotions and partners, your rent agreements and of course all of the important health & safety guidelines to keep you safe whilst living in your home. We encourage all of our residents to read this information and familiarise themselves with the app for updates and information.
Around our properties
In all amenity areas around your neighbourhood we provide an easy access QR code, this connects you to all of the information you will need to live safely in the community, it also gives you the opportunity to flag directly with us any concerns you may wish to raise to ensure the safety is maintained at the highest of levels.
Resident App
All residents that live with us have immediate access to the app, this allows you to see what events are coming/ book events etc and also share any feedback with us, especially if you have any issues in your apartment or any area of the neighbourhood – this communication links straight back to the onsite team, who then can action any concern as swiftly as possible.
Ongoing Communication
The resident app allows us to send direct messages out to advise about any community wide update, and any urgent news to share etc. We would use this direct messaging to advise you if there was a health & safety issue.
Regular Catch Up
On a monthly basis each site General Manager and other team members make themselves available after a normal working day for a resident to grab a coffee and have a chat about any matter they wish to raise, this could be to ask for a specific event to be considered, or to flag any concern on standards etc.
Non-Resident Communication
Any guests who stay with us, are also made aware of the health & safety standards we operate, and the personal responsibility of everyone who comes/stays at a Moda neighbourhood – this is through clear information provided in their guest apartment.
Personal Responsibility
It's not just down to the onsite team & Moda to keep you safe, it’s also your own personal responsibility to live/visit our facilities in a safe a proper manner – taking personal care to ensure the health & safety of everyone is a really important standard we expect from our residents/visitors.
Our Pledge

We have standards in place for the protection of our residents, teams and buildings that meet or exceed any legal requirements.
We ensure all our safety systems are consistently and professionally maintained.
We provide fire protection standards such as automatic water sprinklers in all apartments and amenity areas, fire doors in all apartments and all other areas.
We currently have a “stay put” policy, (as advised by the fire safety professionals) for all apartments. However, please note that this can change, subject to the Fire Authority guidance, and updates will be provided via the MyModa App.
We provide easy access requests for all residents on any building safety data and potential residents can request these at any time, ahead of moving in.
Resident Pledge
Residents agree to live in a safe environment, complying to all reasonable requests and legal requirements for the protection of everyone who either lives, works or is visiting the neighbourhood.
Familiarise yourself with the “stay put” standard.
