Yes, parking is available at Loudon's Yard for Moda residents at an additional cost and subject to availability. If cycling is more your style, we also provide secure bicycle storage to make getting around on two wheels simple and safe. Check with our on-site team for availability and pricing.

Moda Living offers a deposit alternative across all neighbourhoods as standard, but we understand that some residents prefer a traditional tenancy deposit.

We use FlatFair to provide two options when renting your Moda home.

Deposit alternative: Pay a one-off, non-refundable fee equivalent to 28% of one month's rent (plus VAT) instead of a traditional deposit. At the end of your tenancy, you'll only pay for any damage or outstanding charges, where applicable.

Traditional deposit: Pay a refundable deposit equivalent to five weeks' rent before you move in. Subject to a satisfactory check-out inspection and any agreed deductions, your deposit will be returned at the end of your tenancy.

If you choose the traditional deposit option, your deposit will be protected for the duration of your tenancy with the Tenancy Deposit Scheme (TDS).

• Find your perfect apartment to rent in Birmingham.
• Enquire or ask to reserve it right away for £200, which we'll deduct from your first month's rent.
• We'll ask for details of anyone living in your apartment and have you fill in a standard referencing form.
• If everything looks good to us, we'll talk you through move-in arrangements ahead of joining our new Birmingham neighbourhood.

A £200 reservation fee is required to reserve an apartment. Full details of how the reservation fee is applied, the reservation timescales, and the circumstances in which the fee will be refunded or retained will be provided before payment is taken and form part of the Reservation Fee Agreement.

At Moda, our homes are let on assured periodic tenancies. This means your tenancy continues month-to-month until ended by either you or Moda in line with current legislation.

If you decide it’s time for your next chapter, simply let us know by giving at least two months' written notice.

Some homes may include limited-time offers or promotional pricing, depending on availability, apartment type and move-in date. Any available offers will be clearly shown on the apartment listing before you reserve your home.

Where a promotional offer applies, we’ll always show the rent you’ll actually pay during the promotional period, alongside the standard non-promotional rent for that home.

Some offers may be subject to qualifying move-in dates, selected homes, specific payment terms, or other eligibility criteria. Any applicable terms will always be shared clearly before you complete your reservation.

Yes. A reservation fee will be required to secure your chosen apartment. Any applicable terms, timelines and refund information will be shared with you before payment is taken.

Full tenancy terms and resident information will be provided before signing your agreement, and our team is always happy to answer any questions before you reserve your home.

Any future rent review process will be managed in line with current legislation. We’ll always communicate clearly and transparently with residents.
