You'll find a range of parking options at The Mercian, including accessible bays, motorbike spaces and electric car charging points for your convenience. If cycling is more your speed, we also offer secure bicycle storage. Speak to our team on availability and pricing.

At The Mercian, you can choose between a traditional tenancy deposit or a deposit alternative through Flatfair, giving you the flexibility to choose the option that works best for you.

If you choose a traditional tenancy deposit, you'll pay the equivalent of five weeks' rent. Your deposit will be securely protected for the duration of your tenancy through the Tenancy Deposit Scheme (TDS) and, provided the terms of your tenancy agreement have been met, it will be returned at the end of your tenancy.

Alternatively, you can choose Flatfair, a deposit alternative that replaces the traditional deposit with a one-off, non-refundable membership fee equivalent to 28% of one month's rent, plus VAT. This helps reduce your upfront moving costs, although you'll still be responsible for any outstanding rent, damage or other charges at the end of your tenancy, where applicable.

Finding your new home couldn't be easier. Browse our apartments and, once you've found the right one, submit an enquiry or speak to our leasing team - we'll guide you through every step of the process.

From there, we'll guide you through a simple referencing process and ask for a few details about everyone who'll be living in the apartment.

Once everything's complete, our on-site team will arrange your move-in day, so all that's left to do is pick up your keys and start enjoying life at The Mercian.

Renting at The Mercian means more than just having a place to call home. Alongside your apartment, you'll enjoy access to a range of resident amenities and services designed to make everyday life easier.

Your rent includes:

• Access to all resident amenities, including the 24hr gym, co-working spaces, resident lounges, cinema, private dining room and roof terrace
• A year-round programme of resident events and community experiences
• Support from our on-site team
• Maintenance and repairs
• Secure parcel collection and storage
• Free Wi-Fi in shared spaces (and within your apartment, where applicable)

Your rent doesn't include:

• Utilities (such as electricity, water and heating, depending on your apartment)
• Council Tax
• TV licence
• Parking (if required)
• Optional extras or additional services

At Moda, our homes are let on assured periodic tenancies. This means your tenancy continues month-to-month until ended by either you or Moda in line with current legislation.

If you decide it’s time for your next chapter, simply let us know by giving at least two month's written notice.

Some homes may include limited-time offers or promotional pricing, depending on availability, apartment type and move-in date. Any available offers will be clearly shown on the apartment listing before you reserve your home.

Where a promotional offer applies, we’ll always show the rent you’ll actually pay during the promotional period, alongside the standard non-promotional rent for that home.

Some offers may be subject to qualifying move-in dates, selected homes, specific payment terms, or other eligibility criteria. Any applicable terms will always be shared clearly before you complete your reservation.

Yes. A reservation fee will be required to secure your chosen apartment. Any applicable terms, timelines and refund information will be shared with you before payment is taken.

We'll provide your full tenancy agreement and all relevant resident information before you sign, so you'll have plenty of time to read through everything. If you have any questions along the way, our leasing team will be happy to help before you move into your new home.

Any future rent review process will be managed in line with current legislation. We’ll always communicate clearly and transparently with residents.
