About our promotional offers

From time to time, Moda Living may offer promotional rents or incentives on selected homes.

Where a promotion applies, we'll always make it clear:

  • the promotional rent or incentive;
  • how long the promotion lasts;
  • the standard rent payable after the promotional period (where applicable); and
  • any eligibility requirements or qualifying criteria.

The promotional rent and standard rent shown on the listing form part of the offer available at the time you enquire.

Eligibility

Unless otherwise stated, promotional offers:

  • apply to new residents only;
  • are subject to referencing and Right to Rent checks;
  • are available on selected homes only;
  • cannot be used in conjunction with any other promotion;
  • may require a reservation or move-in before the advertised closing date.

Any additional qualifying criteria will always be shown alongside the offer.

Rent and additional charges

The promotional rent shown relates to the apartment rent only.

Utilities, parking, pet charges (where applicable) and any optional services are charged separately unless specifically stated within the offer.

Where additional mandatory charges apply, these will be clearly explained before you reserve your apartment.

Promotional period

Where a promotional rent applies, the listing will state:

  • the promotional monthly rent;
  • the duration of the promotion; and
  • the standard monthly rent payable once the promotion ends.

For example:
Promotional rent: £1,650 pcm for the first 12 months.
Standard rent: £1,850 pcm thereafter.

Reservation

Before you complete your reservation, we'll provide confirmation of:

  • your apartment;
  • your agreed rent;
  • any promotional incentive;
  • the length of the promotion;
  • your tenancy start date; and
  • your tenancy agreement.

These documents simply confirm the offer you've already been presented with.

(Notice how this removes the wording "the contractual rent will be confirmed at reservation", which was one of the auditor's main criticisms.)

Offer availability

Promotions are available for the dates advertised.

Once a promotion has expired it will no longer apply to new reservations.

If an offer changes or ends, we'll update our marketing as quickly as possible.

Accuracy

We work hard to ensure the information published on our website and marketing materials is accurate and up to date.

If we identify an error, we'll correct it promptly and let affected customers know where appropriate.

NHS / Key Worker / Student Offers

Where an offer is restricted to a particular group, eligibility will be clearly stated on the relevant property page together with any supporting evidence required.
